What We Do
Paul Reed Homes has three distinct areas of business in the construction of new homes:
| |
1. Pricing your home from plans you already have. Yes Paul Reed Homes can price client-supplied plans.
2. Standard plan homes. Nestus - Plans for an affordable lifestyle
We have a range of plans and designs of new homes from our Nestus range which is regularly updated with the latest design trends. Building innovations and ideas are a continually changing process. These, what we call standard plans, have been designed by one of New Zealand’s leading Architects, Ray Hawthorne of 3 Architecture ltd exclusively for Paul Reed Homes. These homes range from three bedrooms to five bedrooms and vary in style and area. They are up to the minute in design and can be altered to a certain extent to suit individual needs and family preferences. If alteration does not suit concept plans can be produced in conjunction with our consultant and designer. Construction costs are amongst the most competitive in Christchurch and include a range of options and fittings.
3. Design/build. Forma - Plans & Architectural solutions for modern living
This is a complete design and build process whereby each home is architecturally designed to suit the individuality of each clients lifestyle and personal housing goals. The home is designed around the area of land, the life style of the client, taking into consideration every aspect of architectural design. This starts with the preparation of concept drawings and sketches working to a brief arrived at with each client through a well thought out process.
The client works with one of our talented architects and designers to arrive at a unique home that is a reflection of all that is important to that particular client.
This is an opportunity to have an individual home designed specifically for you and your family, not an adaptation from existing plans.

The two areas of building, from standard plans or design and build have very distinct differences, which we will gladly explain to those unfamiliar with proper design & build systems. This will help to assist your decision. Our advice is free, so feel free to ask. There is no obligation.
Whichever is your preference which is often driven by budget and lifestyle, there is one rule we follow. That is.
Do the planning exceptionally well, so that there are no overlooked cost surprises.

How Long Do Things Take?
When can we start?
Once your plans have been submitted for a building consent we will have our consultants helping you finalise all the detail in your new home such as colours, internal door type etc. We can usually start all of our projects within a few weeks of consent issue.
-------------------------------------------------------------------
The Building Process
We pride ourselves in our business systems. At Paul Reed Homes you will find a friendly group of professionals following carefully planned building steps which will glide you through the home building process. For instance, while your Building consent is being processed, our colour consultant will, considering your tastes, help you choose the colour scheme for your home. In fact all specifying will occur before work begins. Nothing is more stressful to a client than being rushed during construction for information or to a builder trying to keep a schedule.
The many sub-trades and construction steps are carefully tracked using the very latest and best computer software.
During construction you will be invited to one or more site meetings so we can address any questions you may have about the components of your new home.
On completion your home will be carefully checked in accordance with our quality control procedures.
Then before handover you will be invited to a site meeting to ensure your home meets your expectations.
Paying for you new home is an easy process
By progress payments based on the value of the work completed at the end of each stage. What are those progress payment percentages?
1. 5% deposit.
2. 15% on completion of the foundation and floor.
3. 30% on completion of roof framing.
4. 20% on completion of the exterior linings.
5. 20% on completion of fixing all internal wall linings.
6. 10% on completion and at handover.
